A detached stone house with all accommodation on one level, in a peaceful location overlooking the stunning hilltop village of Roquecor.
The house is approached by its own long chemin which runs between fields of rolling countryside. On entering the property the owners' maison de maitre is found on the left and the stone house is found to the right. The entrance to the house is completely private, being to the rear.
The house has two bedrooms; both are large with ample space to move around.
The main bedroom has a king size bed with 2 wardrobes. The second bedroom has 2 single beds and a wardrobe.
The living room and kitchen are in the same large room.
The lounge area has two large sofas and a television with Sky TV freeview channels. The internet is via a 4g router.
The kitchen has white fitted cupboards with an electric oven, induction hob and extractor fan. The kitchen is fully equipped with an undercounter fridge, microwave, kettle, toaster and Bosch Tassimo coffee maker and is well stocked with crockery, glassware, cutlery and utensils.
There is a large and spacious hallway with built in cupboard containing the freezer, ironing board, iron, games and cleaning materials.
There is a shower room with newly fitted walk in shower, and a wash hand basis set in a cupboard unit. There is a separate toilet.
Outside the house sits on 1.7 hectares. The heated pool is situated to the right of the house and is large and deep enough to swim in. There is a table tennis table and BBQ available for guests' use. A washing machine is available to use.
There are stunning views all around the grounds and there are no other houses close by. Behind the property there is a woodland area which can be accessed directly from the garden. There are lots of different pathways to explore, either climbing the hill to the village of Ferrusac, or going downhill to a local reservoir/lac.
The nearest shops/restaurants are in the village which is a few minutes drive away, or a 20 minute walk. A larger town, with supermarket and other facilities can be reached in less than 10 minutes. Both villages have weekly markets. Roquecor has a thriving gourmet night market in the summer, and there are events going on all year around the area within easy driving distance.
The house is well situated to visit the Lot, Tarn and Garonne rivers. Agen and Villeneuve sur Lot are within 30 minutes drive, Montauban and Cahors are just under an hour's drive and Bergerac and Toulouse are just over an hour away, Bordeaux is around 2 hours drive.
